01 / Pick your three must-haves
Start with what affects daily life: a workable commute, a place to work or permission for your pet. Separate must-haves from nice-to-haves and use the same questions for every listing. This helps you compare homes by fit, rather than photos alone.
02 / Look beyond the monthly rent
List the rent and recurring costs to ask about, such as utilities, internet and parking. Separately note move-in expenses such as the deposit, moving costs and missing household items. Ask the owner for an itemized breakdown so you know what is included.
03 / Bring a consistent viewing checklist
Look at light, noise, ventilation and storage. Try taps, switches and included appliances. With permission, photograph anything you want to ask about. After each viewing, note what fits and what compromises the home would involve.
04 / Get ready for handover
Review the start date, charges, furniture inventory and maintenance contact. Ask about moving hours and elevator arrangements. At handover, inspect the home together, record meter readings and keep a copy of the agreed inventory.
Compare itemized costs in the same currency
Start with a monthly IDR budget and an area such as SCBD, Kemang or BSD City. Separate rent, deposits, utilities and moving costs. Many Indonesian rentals are quoted per year — confirm the payment cycle and set an IDR budget before searching; rental amounts are not automatically converted.
One small step at a time.
